Rooms - Terms and Conditions

Whether booking directly with us or using a third-party booking agent (such as Booking.com) you and any guests with you, agree to abide by these Terms and Conditions.

During your stay, you agree to abide by any subsequent conditions or rules that are communicated to you for your safety and for the security of the building and for the care of our property.

If you have any questions about booking with us, please contact us before making a booking.

Booking Process

You may book directly with us, either via our booking site, via a third-party booking agent or directly with one of our staff.

Your online booking will need to be secured with a credit or debit card. If you book via our booking site, we will make a ‘pre-authorisation’ on your account at the point of booking. This does not take money from your account, but does guarantee to us that sufficient funds are available to cover your stay. If you book direct with us, you can pay on arrival.

To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the website. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages to our property. Only the lead guest and those specified at check-in are allowed to use the bedroom and its facilities. Any third-party visitors are only allowed access at our express permission. If additional guests use our facilities without our express permission, this may lead to a penalty fee.

All guests agree to respect the privacy and peace of all other staying guests, neighbours and our staff at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance/nuisance to other guests, neighbours or our staff.

Check-in & Check-out

Unless specifically agreed, guests must check-in and check-out by the times stated below;

  • Check-in between 14:00 and 20:00 on day of arrival

  • Rooms must be vacated by 10am (Monday to Friday) or 11 am (Saturday/Sunday) on the day of departure. Failure to leave your room by this time may result in a late check-out charge of up to one night's additional accommodation charge.

Late check-in may be available but only by express agreement in advance and any such agreement will only be until the pub closes at 11pm. Under no circumstances will staff remain behind or keep check-in open beyond the time that the pub would normally close. In this case, the booking would be recorded as a ‘no show’.

Credit/Debit Card Authorisation

At the point of check-in, we require a valid credit/debit card in order to take a pre-authorisation in the event that we need to charge for any cover unpaid room charges, damage or loss of keys.

Cancellation

You may cancel your booking in accordance with specific terms of your booking, which may change from time to time. If you book via Booking.com or any other third-party booking site, we regret that we are unable to cancel or amend this booking at all - this can only be handled by the booking site.

In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.

Pets

We accept well-behaved dogs for the additional fee of £10 per dog, per night to a maximum of 2 dogs. This is payable at the point of check-in. If your pet causes mess or damage we reserve the right to charge an additional fee to cover our costs.

Parking

Guests may choose to park in our rear car park, where space is available. Where guests use this on-site parking guests accept that they park their vehicles at their own risk.

Accessibility

Our property is Grade-2 listed, with many areas dating back to the 17th and 18th Centuries. As such we are restricted in what we can reasonably modify. This means that access for some guests may be limited as we do not have wheelchair-friendly doors and we do not have disabled/accessible toilets.

All of our guest bedrooms are on the first floor with access via a flight of stairs, so will not be suitable for guests who cannot manage stairs.

Within these limitations, our staff will do their best to accommodate the needs of our customers.
